Bio-Enzyme Multi-Use Cleaner & Odour Eliminator

A concentrated liquid bio-enzyme cleaner and odour eliminator built on an enzyme-producing microbial consortium carrying a minimum of 10⁸ CFU per ml. The cultures secrete digestive enzymes directly onto organic soil, biofilm, dirt, grime, stains and odour precursors, and break it down permanently into carbon dioxide and water rather than lifting and relocating it. Because the cleaning action is biological rather than solvent-driven, surfaces stay cleaner and shinier for longer, drains and bottle traps are progressively cleared, and the effluent leaving the building actively benefits septic tanks, sewer lines and wastewater plants. The formulation carries a proprietary twelve-component fragrance system for a sophisticated, long-lasting finish, and a high-foaming surfactant package that performs well through foam-trigger dispensing at low water volumes.

⚠ Do not use alongside disinfectants, high chlorine concentrations, caustics or strong acids. These destroy the active cultures and remove the ongoing cleaning effect.

Directions for Use

  • General surface cleaning: dilute and apply by spray bottle, cloth or foam trigger. No contact time is required; wipe or rinse immediately.
  • Heavy organic soil and biofilm: apply at reduced dilution and allow the microbial action to work before wiping; repeat applications compound the effect.
  • Floors: dose into the mop bucket and apply by mop or scrubber. Rinsing is not required for microbial performance.
  • Odour and drain treatment: apply directly into the drain, gully or trap at the end of the shift so the cultures work undisturbed overnight.
  • Avoid using disinfectants and harsh chemicals in conjunction with the product. These destroy the beneficial cultures and remove the ongoing cleaning effect.

How to use Multipurpose Cleaner

Dilute Multipurpose Cleaner before use. It cleans on contact, so routine surfaces need no dwell time; give heavier organic soil a stronger mix and time for the cultures to work. The directions for use are listed above. These notes help you get the most from it.

Where Multipurpose Cleaner is used

Washrooms

Surfaces, urinals, cubicles, floors and drain lines. The cultures digest the organic soil behind odours rather than masking it with perfume, and progressively clear U-bends and bottle traps.

Commercial kitchens and canteens

Surfaces, equipment exteriors, floors and grease-bearing drains, cleaned with one product instead of several conventional cleaners.

Facilities management and contract cleaning

General daily surface and floor cleaning. The high-foaming formula works through foam-trigger dispensers at low water volumes.

Waste and drainage systems

Used through normal cleaning as a continuous maintenance dose, so the effluent leaving the building benefits septic tanks, sewer lines and wastewater plants.

Multipurpose Cleaner: frequently asked questions

Do I need to leave Multipurpose Cleaner on the surface?

Not for general cleaning. It cleans on contact, so you can wipe or rinse straight away. On heavy organic soil and biofilm, use a stronger mix and give the cultures time to work before wiping.

How strong is the microbial concentrate?

A minimum of 10⁸ CFU of active organisms per ml.

Does it cover up odours or remove them?

It removes the source. The cultures digest the organic matter that causes odour and convert it into carbon dioxide and water, instead of masking it with fragrance.

Can I use it with disinfectant or bleach?

No. Disinfectants, high chlorine concentrations, caustics and strong acids destroy the active cultures and remove the ongoing cleaning effect.

Is it suitable for buildings on septic tanks?

Yes. It is EDTA free and phosphate free, and it benefits septic, sewer, reed bed and wastewater treatment systems.
